SUSAN D. MADSEN DREIER. Ms. Madsen Dreier is the accounting team leader for AUP reports. She is a manager at Blanski, and her credentials include: CPA/ABV - Certified Public Accountant, Accredited in Business Valuation; CMA - Certified Management Accountant; CVA - Certified Valuation Analyst. Ms. Madsen Dreier holds an accounting degree from the University of Wisconsin at River Falls.
Market Analysis
Market metrics, demographic and quarterly submarket comparative data are provided by the nationally reputed research firm, Reis, Inc. Reis supplies national, regional, market and submarket trends of supply, demand, rent and vacancy rates, as well as building specific data such as rent and sales comparables, and new construction statistics within coverage areas. Rent, vacancy and leasing data are collected by an in-house team of surveyors, calling on a minimum 40% of the known supply in every Reis market each quarter.
Real Estate Analysis
The real estate underwriting professionals at Real Estate Counselors International, Inc. RECI, is an independently owned, commercial real estate valuation and consulting company that has provided institutional quality commercial real estate services since 1935. RECI appraisers and counselors have been awarded MAI and CRE designations. Among their specialties are Valuation/Appraisal, Investment Due Diligence, Advisory/Consultation, Litigation Support, Economic/Market/Financial Analysis and Market Research.
THOMAS J. AMATO, CRE. Mr. Amato is Director of Due Diligence at RECI. He has over 25 years of experience in real estate investment and market research. He held senior research positions in two of the largest real estate investment firms active in the United States during the 1980s and 1990s - The Balcor Company and Equity Group Investments, LLC. Mr. Amato also has considerable experience as a real estate consultant to equity/debt investors and other entities, providing market feasibility services to some of the largest retailers and retail developers of the 1970s and 1980s, and, most recently, to institutional clients in matters of real estate development, acquisition, and disposition as President of Delta Associates - Midwest. In 1990, Mr. Amato joined Equity Group Investments, LLC and created the real estate/corporate market research division serving Samuel Zell's Investment subsidiaries. These included Equity Residential Properties Trust, Equity Office Properties, Manufactured Home Communities, Equity Group - Corporate Investments, American Classic Voyages Company, Capital Trust, and other investment subsidiaries. Mr. Amato led a team of consultants in a wide range of research and consulting engagements that included real estate due diligence, corporate M & A due diligence, marketing research, consumer segmentation research, and regional extensive economic research. Over the last several years, Mr. Amato has performed and managed financial and market due diligence and valuation engagements for apartment, manufactured housing, office, industrial, retail, and mini storage properties in all geographic regions of the country.
LINDA H. MEHR, CPA. Ms. Mehr has over 12 years of experience in the commercial real estate profession in various capacities. Prior to joining Real Estate Counselors International, Inc., Ms. Mehr was employed by Transwestern Commercial Services first as a senior accountant and then as an associate in the Investment Services Group. Transwestern’s Investment Services Group furnished clients with investment sales services including single asset and portfolio dispositions, mortgage finance and structured transactions for clients ranging from local entrepreneurs to large national institutions. Some of Ms. Mehr’s duties included the preparation of long-term cash flow projections and pricing of various property types, preparation of investment offering memorandums, analysis of financial terms of prospective deals, compilation of market information, and abstracted various legal documents.
